In order to make your decision on which deal is the best for you, don’t forget to consider the effective rental rate.
Ex: You are renting a RMB100/sqm/month office over 24 months and you've obtained 2 months free rental in an office building with a management fee of RMB25/sqm/month.
Your effective rental rate is then (100rmb/sqm * (22/24)) + 25rmb/sqm = 116.7rmb/sqm/month.
Besides it is necessary to also consider the net usable office space you have delivered. Most of the time usual space will be around 70%.
Meaning that if you actually rent a 100sqm office space, you will only obtain a 70sqm net office space. Adding a 30% on what you are looking for would make you obtain what size you are really looking for.
